3-year workmanship warranty

Our 3-year warranty covers the external fabric of the building, which includes the steel structure itself, the floor, walls and roof panels, as well as the external windows and doors. In short, it covers any part of the external fabric that contributes to the building’s function as a structurally sound, insulated unit.

SmartBuild units are constructed to the highest standards and are designed to meet all relevant building regulations. However, if a fault does occur with the building fabric during the warranty period, we will carry out a repair at no extra cost. This gives our clients the peace of mind that their SmartBuild will be fit for purpose for many years to come.

We offer all our ‘Bespoke Business’ Smartbuilds in two options:

Option 1 – Shell only package which includes:

  • Complete external building finish including UPVC double glazed windows and doors, aluminium option available at extra cost
  • Internal walls, ceilings, doors, vinyl floors and joinery package
  • Basic Electrical package including lighting and power
  • First fix mechanical package
  • Finished walls & ceilings with one colour paint finish

Cost of Building £650sqm plus vat

Option 2 – Full turnkey package which includes all of the above plus:

  • Fitted kitchen of choice including integrated fridge & microwave
  • Choice of floor finishes
  • Upgraded electrical package including IT telephone network, fire alarm system, emergency lighting package, external lighting package
  • Bathroom package including toilet, wash hand basin, hand dryer, heated towel rail
  • Security System & network installation
  • Full mechanical package including air conditioning heating and cooling system, under unit water heater and smart radiators
  • Upgraded joinery package
  • Wall and ceiling colour choice

Cost of Building £900sqm plus vat

However, this price will vary depending on internal & external spec – the above figures are only a guideline price.

Yes, all modular buildings require planning permission. Planning requirements state that regardless of size, any building or structure in place over a 28-day period has to have planning approval. However, this isn’t a problem as our Smartbuild team can submit and manage your planning application on your behalf.
