3-year workmanship warranty

Our 3-year warranty covers the external fabric of the building, which includes the steel structure itself, the floor, walls and roof panels, as well as the external windows and doors. In short, it covers any part of the external fabric that contributes to the building’s function as a structurally sound, insulated unit.

SmartBuild units are constructed to the highest standards and are designed to meet all relevant building regulations. However, if a fault does occur with the building fabric during the warranty period, we will carry out a repair at no extra cost. This gives our clients the peace of mind that their SmartBuild will be fit for purpose for many years to come.

Yes, all modular buildings require planning permission. Planning requirements state that regardless of size, any building or structure in place over a 28-day period has to have planning approval. However, this isn’t a problem as our Smartbuild team can submit and manage your planning application on your behalf.

The BER of each building will change depending on building type and specification. However, as standard we target a building energy rating of A-B.

In relation to our finance packages we have a number of options available depending on customer requirements. We can offer a finance option through an asset finance avenue which generally operates on an average 60-month term at 6%. Ultimately, we can offer funds through our banking partner and assist with a business loan model which can stretch to 12 years at an average rate of 4.75%. Options totally depend on customer circumstances.
