3-Year Workmanship Warranty & 10-Year Structural Warranty

All SmartBuild modular buildings come with a 3-year warranty. This covers the external fabric of the building, which includes the steel structure itself, the floor, walls and roof panels. As well as the external windows and doors. In short, it covers any part of the external fabric that contributes to the building’s function as a structurally sound, insulated unit.

SmartBuild units are constructed to the highest standards and are designed to meet all relevant building regulations. However, if a fault does occur with the building fabric during the warranty period, we will carry out a repair at no extra cost. This gives our clients the peace of mind that their SmartBuild will be fit for purpose for many years to come.

Yes, all modular buildings require planning permission. Planning requirements state that regardless of size, any building or structure in place over a 28-day period has to have planning approval. However, this isn’t a problem as our SmartBuild team can submit and manage your planning application on your behalf. Read more about getting planning permission for modular construction.

The Building Energy Rating (BER) of each modular building will change depending on building type and specification. However, as standard we target a building energy rating of A-B.
